Project Inception
Although BWA can, and do, plug in anywhere in the facilities life cycle, we will start at the beginning. Note, however, that the ‘inception’ phase is back-to-back with occupation.
Project inception is always in response to occupancy requirements resulting in changes in the way a business is accommodated. Our Project Services division works alongside the Facilities Consultancy team so the project brief is always fully informed by user needs in terms of quality, quantity and ease of operation and management.
BWA Project Services can produce the business case for the project, and if this involves complex cash flow projections involving land, building and cost-in-use – as with new development projects – then BWA’s multi-skilled partners and senior staff have no problem producing this entirely in-house.
They will also help to put the team together, e.g. planners, lawyers, architects, engineers, etc.; and co-ordinate their contributions for the duration of the project.
The Cost Consultancy team also get involved at this stage, offering ‘high level’ cost estimates for the business case and helping BWA Project Services to set up the value management system for the project.
Whole-life cost modelling is a feature of this phase, where BWA’s extensive database of facilities services costs and life cycle replacement periods is a truly added-value feature of the BWA service.
Once the client and the rest of the team have agreed the project programme produced by BWA Project Services, the pre-construction phase gets underway.
